A comprehensive landscape analysis was conducted for 600 acres of wooded land to assist landowners with an understanding of the development potential. The analysis identified environmental constraints, such as topography, hydrology, and habitat resources. It also considered development guidelines, such as local zoning regulations, density allowances, and overall site context. This analysis work determined the most suitable location for development and identified those locations that should be placed in conservation.
A concept master plan was developed to show the build-out potential of the site, while maintaining a balance between land development and conservation. This concept plan was grounded in the landscape analysis work and guided by a market analysis, which evaluated the feasibility of the development strategies.
